Selling post Xmas? Want to make the most of a huge opportunity so many miss?

Xmas is a time when people do a whole multitude of things other than worry about keeping their home in pristine condition for property viewings.  I don’t blame them, I would be exactly the same.  Now if you’re actually planning on moving in the new year this does leave you with a HUGE missed opportunity.  Xmas Day to Boxing Day is the busiest period of the entire year for people doing their online house-hunting.  It’s certainly a period you want your home to be available for would-be purchasers to fall in love with when searching.

So how do you make the most of this opportunity without having to worry about the hassle of people viewing your property?  Easy, get all your photos and details put together and advertise your property on the major portals (Rightmove, Zoopla) pre Xmas with viewings to begin in the new year.

Most people don’t actually wish to go out viewing properties until they’ve got themselves sorted from Xmas anyhow, but they certainly do start their search.  This is the most effective way to balance getting ahead of your competition with your sale but also being able to relax and enjoy the holiday.

Another enormous benefit is that you’ll personally be ahead of many other buyers when property starts coming on towards the end of January to mid February.  The sellers you’re up against will also become buyers you’ll be competing with for property purchases.  Get ahead with the selling and you’ll be ahead with the purchasing.

I’ve been told the saying “Fail to plan and you’ll plan to fail” so many times in my life.  This period of the year is certainly better with a bit of pre-planning.
