A story about a home I sold for a ‘Guide Price £10’.  And how it might help you. 

When I started Mr Green nearly 1.5 decades ago, I was the last chance saloon for property sellers; they had tried everyone else, failed and had nothing left to lose in trying the young kid (I was 24 and looked 12) with a bit of chat, working out of his mum’s spare bedroom.  

Beautiful things can happen when you combine an agent with no formal training and a must-do attitude with sellers open to trying something new.  

My most challenging conundrum of a sale was a property that had been on the market for 3.5 years without success! A terribly dull apartment, in terrible condition, that someone had inherited, costing them £3500 per year in service charges…. Ouch. They had tried every agent and were somewhat desperate to escape the thing. 

In this scenario, you can take risks but can’t beat great marketing fundamentals. I start with the questions I ask myself on every sale:

  1. Who is the buyer?
  2. Why will they buy it?
  3. How do we ensure they see it?
  4. How do we make sure they enquire?
  5. How do we get the highest price?
  6. How do we do it fast?

At this stage, “we” was I. But you get the idea. 

After much research and chin scratching, the property went on the market for ‘Guide Price £10’.  

Instant eyeballs. Viral marketing before viral marketing was a thing.  

The main photo was of a stuffed Dog in the doorway. A black and white collie. The most stand-out image possible for the search this property would appear in.  

The write-up was beyond honest about all the bad parts of the property, “Great balcony if you like over-looking car parks.” a line I remember. 

We had 7 million enquiries (ish) for the property. Hours upon hours upon hours of wading through nonsense. But, within the rubbish, there were serious buyers. Two weeks later, it was sale agreed to a fast buyer at a decent price.  

Okay, so great story, Simon. How does that help me? I’m selling a great property; people will love it anyway.  

Those 6 key questions mean more to you than a difficult-to-sell property. A 3% swing in price is huge money. It is the difference between finding a buyer or not finding a buyer for you in a more challenging market. 

Would I use the dog as the main image for you? No, everyone is using drones now. But drones now don’t stand out, so how do you stand out?

In other countries, it’s prevalent to instruct an agent to assist you in buying your home. It is rare in Southbourne or the UK to do this, but I would seek expert advice and do as much research as possible. If you’re reading this guide, that’s an excellent place to start.

2. Assess Your Finances

Gain a clear understanding of your financial capabilities by calculating your income, expenses, and potential mortgage borrowing capacity so you can establish a realistic budget.

3. Obtain Pre-Approval

Securing pre-approval from a mortgage lender demonstrates your financial readiness to potential sellers and strengthens your position as a buyer. This pre-qualification process will also provide you with an estimated loan amount, allowing you to focus on properties within your price range. I always recommend seeking a great mortgage broker as they can often assist with advice in many parts of the house-buying process.

4. Conduct Thorough Research

Immerse yourself in research about the Southbourne property market, including average prices, trends, and the availability of homes that align with your needs and preferences. Utilise online resources, attend open houses, and speak to locals to gain a comprehensive understanding of the area.

5. Define Your Requirements

Define your property requirements, considering size, location, amenities, proximity to schools or workplaces, and any special considerations for your family or lifestyle. This process will help narrow your search and ensure you find a home that suits your needs. If you’re wasting time viewing homes that were never going to suit you, that is time you could have spent on more fruitful tasks.

2. Attend First Viewings Differently

Focus on the core fundamentals of the property, space and light. If it feels wrong, there’s no need to spend 30 minutes critiquing every part of it. Move on to the next one. The agent will appreciate the honest feedback, but they’ll also understand that not every home is for you.

3. Make Informed Decisions

Don’t rush into decisions. Carefully consider each property’s strengths and weaknesses. If you’re unsure about a particular property, it isn’t for you. In the many years I’ve been doing this job, a maybe is a no. That’s okay, go with it. Trust your gut instinct.

4. Craft a Competitive Offer

When you’ve found your dream home, it’s time to make an offer. Remember, there is more to an offer than the price, but the price is almost always the most critical factor. Determine a fair and competitive offer price, considering the property’s market value, condition, recent comparable sales in the area, and what you’re happy to pay.

5. Be Prepared to Negotiate

Compromising is a standard part of the home buying process, and negotiation is the game for who compromises between buyer and seller.

6. Upon Offer Acceptance

You’ve taken a significant step towards securing your first home, but there’s still a long way to go.

I see so many first-time buyers at this stage in their excitement, not 100% sure exactly what the seller has agreed to regarding fixtures and fittings, timescales, whether they will tie in an onward purchase, etc. Take time at this stage to double-check.

Section 3: From Offer Acceptance to Completion Day

With your offer accepted, the next stage of your home-buying journey is to confirm your finances and process the legal checks… before finally moving into your dream home. This phase involves a series of crucial steps, including instructing your solicitor, arranging surveys, securing Insurance, and arranging moving services.

1. Instructing a Solicitor

Your solicitor plays a critical role in the chance of success in buying your home and the amount of stress you will suffer getting there. They will conduct searches, review contracts, and handle conveyancing. Choose a reputable conveyancing solicitor with experience handling first-time buyer transactions.

A solicitor’s two most fabulous skills are quick and efficient communication and problem-solving. Finding a solicitor who has both ensures a different home-buying experience.

2. Arranging Surveys

Before completion, arranging surveys to assess the property’s condition and identify any potential structural or hidden defects is essential. Common surveys include:

  • Structural Survey
    This in-depth examination comprehensively overviews the property’s structural integrity.

  • Homebuyer Report:
    This less detailed report focuses on the property’s significant defects and suitability for occupation whilst giving generic information on what else might need checking. I find this survey level confusing for buyers as it often reads like a house is falling down if not given context.

  • Mortgage Valuation:
    Although you pay for this, it’s for the benefit of your mortgage provider to assess the property’s suitability for them to lend you the money.

  • Energy Performance Certificate (EPC):
    This mandatory certificate assesses the property’s energy efficiency.

3. Securing Insurance

Protect your investment by securing appropriate home insurance on the exchange of contracts.

4. Arranging Moving Services

As the completion date approaches, it’s time to arrange moving services. Compare quotes from reputable removal companies and carefully plan your packing and transportation of belongings. It’s worth having plans A and B as completion dates can move around in the run-up to exchange, and your first-choice removal company might be booked on the eventual date.

5. Completion Day

Completion day is agreed upon and set on the exchange of contracts. There is usually a week or two between exchange and completion for you to finalise all your moving arrangements. It is the final stage of the homebuying process. It marks the official transfer of ownership from the seller to the buyer.

6. Moving In

Once it is complete, you can finally move into your new home! Enjoy the excitement of unpacking, decorating, and making your new house a haven.

Southbourne’s Best Breakfasts


Is there a more controversial subject than where the best place is to cure your hangover, start your day with some energy-packed fuel or simply a coffee and a croissant as part of your daily routine? Breakfast divides.

I’m a big fan of breakfast. It’s certainly in my top 3 favourite meals of the day.
In no particular order….

5. Hungry Husky

A tiny place with just a few seats is found around the corner off the highstreet on Grand Avenue. ‘Proper café’ vibes and a menu geared to the bigger eaters. I have had a few veggie breakfast wraps here, and they are super filthy-lovely, but sausages and bacon are at the forefront of what’s on offer.
You’ll almost certainly find Lee behind the counter on the hot grill and the welcome is always warm (depending how busy he’s been!).

Meal of choice: Breakfast wrap to take-away or the full English if you’re sitting in.


4. Ludo Lounge

A family-friendly vibe with lots of tables and a good fresh orange juice sneak Ludo into the top 5. Whether you fancy a Shakshuka, a Miami Brunch, or a full English, Ludo is comfy, spacious and varied enough for a group of friends or family. Very vegan friendly with a vegan only menu available.

Meal of choice: Veggie Breakfast.


3. Velo Domestique

It’s not always possible to get a seat, and if you’re with kids and a pushchair, it is a bit crammed, and sometimes the kitchen is closed if you do get a seat, but the breakfast burrito is something you’re only going to get here and IT IS AMAZING!

I don’t know where the recipe came from, who cooks it, or where the ingredients come from, but my word, it’s amazing. I’m getting hungry thinking about it writing this.

Meal of choice: Breakfast burrito. Nom nom nom.


2. Casa Carlos (is it even still called this?)

For a bonus point, do you remember his tiny restaurant in Tuckton?

Well known for authentic, generous tapas servings and a lively evening dining experience, Casa Carlos is also home to an utterly delicious breakfast baguette. The bread is amazing. They do put what you want in there whether it’s sausage or bacon or egg or all three. I’m sure there are extra options too, but if you’re having a take-away, it’s best to not get too overexcited unless you have a bib.

Meal of choice: Crispy bacon baguette. Bit of ketchup.


6. Syds Slaps

This bizarrely named place has come onto the Sobo Breakfast Scene (yes this is now a thing) with an absolute bang. My first experience, like an absolute novice, ordered ‘Set 2’, and they dropped an absolute feast on my table. It’s massive. Not so massive that I didn’t eat it all because it tasted so amazing, and I like a challenge, but for those of you who wish to leave the table after breakfast, order at your peril.

The black pudding on thick white toast with loads of butter was so good that I talk about it with other people.

A modern-feeling breakfast place, with some good old-fashioned vibes dosed in. Good seating. A nice cup of tea. Friendly staff.

It baffles me that so few people in this country use a buying agent. Buying a property in the UK can be daunting, especially for first-time buyers. Despite the potential benefits of using a buying agent, many people in the UK choose not to employ one.

There are a few reasons for this.

Firstly, there is a perception that buying agents are only for the wealthy. Many people assume that buying agents charge exorbitant fees and are only accessible to those who can afford them.

However, this is not necessarily the case. While some buying agents do charge high fees, many offer affordable services.

Secondly, many people in the UK are unaware of the benefits of using a buying agent. They may not understand how a buying agent can help them find their dream property, negotiate the best price, and navigate the complex legal and financial aspects of buying a property.
